Gehry’s Next Chapter at Battersea Power Station: Planning Approved for Landmark Expansion
Planning consent has been granted for the next phase of the Battersea Power Station masterplan, marking another key milestone in one of London’s most ambitious regeneration projects. The latest approval by Wandsworth Council clears the way for an exciting new phase that will complete Electric Boulevard—London’s newest high street—while deepening the architectural legacy of Frank Gehry in the UK.
New Gehry-Designed Residential Buildings Announced
This phase introduces two new residential buildings designed by Gehry Partners, adding 306 homes to the 42-acre site. These will join Gehry’s earlier Prospect Place buildings, which are now fully sold and occupied, making them the only residential works by Frank Gehry in the UK to date.

These two buildings will help our masterplan, which was designed to create the feeling of a neighbourhood, come to fruition… Our goal from the beginning has been to make something that is unique to London and unique to this incredible new district in the city. The designs reflect a more modern aesthetic, aimed at reducing carbon footprint and promoting sustainability. Green roofs will contribute to a minimum 10% biodiversity net gain, aligning with the development’s environmental goals.
Gehry’s newest additions will feature white sculptural façades, juxtaposed against the industrial brick of the historic Power Station. They evoke a postmodern interpretation of John Nash’s neo-classical Regency terraces, reinforcing the project’s blend of past and future.
Introducing Senior Living and Expanded Community Space
A notable innovation in this phase is the introduction of senior living apartments in Prospect Place 3. Managed by a specialist operator, these units mark a first for the Power Station and align with the long-term goal of a multi-generational community. Meanwhile, Prospect Place 4 will offer 122 new homes, each individually designed and connected by a communal podium and private garden square.

The phase also includes a new Community Hub to support local events and activities which will be designed in close partnership with Wandsworth Council and the wider community.”
The plan includes a 15,000 sq ft Community Hub, co-designed with local stakeholders and Wandsworth Council and supported by an expanded Bike Hub offering 600 free cycle spaces to encourage sustainable travel.
Retail, Jobs, and Cultural Vitality
The approval also unlocks 70,000 sq ft of new retail and dining space, extending the success of Electric Boulevard. Current tenants include Zara, Boots Beauty, and Borough Kitchen, with upcoming openings from WatchHouse, The Salad Project, and R.W. Wolf Barbers.
This phase is expected to generate 400+ new jobs, contributing to the 6,800 roles already supported by the project. Construction will begin later this year, with completion slated for 2029.
A Regeneration Story Still Unfolding
The transformation of Battersea Power Station into a thriving riverside neighbourhood has delivered over 2,200 homes, including 386 affordable homes at New Mansion Square. The site now supports over 150 shops, restaurants, and cultural experiences, along with a vibrant office community including Apple’s 500,000 sq ft UK headquarters.
